Choosing how to research a mortgage can be confusing because different services use similar words. A lender, a broker, an adviser, a calculator website and a rate table can all be useful, but they do different jobs. This page sets out those differences so you can decide what type of support to look for next. It is not a recommendation to use UK Mortgage Calculators, a particular adviser, a particular lender or a specific mortgage product.

Rates, fees and lender rules can change, and availability can depend on property type, employment status, income evidence, credit history, deposit, term and borrowing purpose.
How we compare with going direct
Going direct to a lender can be a sensible route for borrowers who are comfortable researching and managing the process themselves, especially where they already bank with the lender or want to check a direct-only product. The main limitation is scope. A direct lender will usually explain its own products and criteria, but it will not compare those products with the wider market for you. Direct routes may also require you to interpret fees, incentives and eligibility criteria without adviser support.
Using UK Mortgage Calculators before speaking to a lender can help you prepare your figures and understand the questions to ask. It does not replace checking the lender's current criteria or seeking regulated advice where you need a personal recommendation.
How we compare with a broker or adviser
A regulated mortgage adviser can review your circumstances and explain suitable options from the lenders available through that firm. The adviser should also explain whether they charge a fee, whether they receive commission from a lender and whether their advice is based on the whole market or a limited panel.
UK Mortgage Calculators does not give regulated mortgage advice on this website. Our role is earlier in the journey: general education, calculators, comparison context and, where requested, an introduction. If an adviser partner discusses a product with you, that discussion should be based on your circumstances and current lender criteria.
Lender panel and adviser access
UK Mortgage Calculators does not maintain its own live mortgage lender panel and does not underwrite applications. Any lender access available after an enquiry will be the lender access used by the adviser or broker partner that reviews your details.
